Spain’s main metropolitan areas concentrate sustained demand for well-executed housing and residential assets, supported by solid fundamentals: demographic pressure, capital inflows, Spain’s consolidation as one of Europe’s most attractive real estate markets, and an increasingly demanding buyer when it comes to product quality.
In this context, the supply capable of meeting that demand remains limited. Across both new-build developments and assets with repositioning potential, there is a clear space for operators who know how to analyze with precision, execute with discipline and build propositions the market can absorb.
This is where the Evolvion Real Estate thesis sits. We invest in new-build residential projects and value-add opportunities where value creation depends on active, controlled and technically rigorous management. In development, that means identifying locations with real demand, structuring each project with discipline and executing with control over every phase. In value-add, it means identifying underutilized assets and transforming them through physical intervention, repositioning and operational optimization.
Direct co-management with Zpiral, our proprietary procurement center and our in-house development team allow us to directly control costs, timelines, quality and commercialization. The result is projects with greater operational visibility, more consistent margins and capital protection grounded in real execution.

Development

Value-Add
Projects
Activos con potencial de revalorización en zonas con demanda demostrada: viviendas que requieren reforma integral, edificios con oportunidad de cambio de uso, activos infrautilizados o deficientemente gestionados donde la gestión activa puede desbloquear ocupación, rentas y apreciación del capital.
Zpiral ha desarrollado un método propietario de aceleración en reformas que permite acortar los plazos de diseño y ejecución, solapar fases técnicas y comerciales, reducir tiempos muertos entre adquisición y venta y optimizar el retorno sobre capital invertido. Este método ha posicionado a Zpiral como referencia en el segmento value-add para varios socios financieros de Evolvion.
Investment Criteria
Verified collateral
Every transaction must be backed by a solid collateral package. Real estate assets, accounts receivable, inventory or equipment. Collateral is verified by our own team — not through unsupervised third-party valuations.
Conservative financial structure
Prudent financial structures with conservative use of leverage. Clear governance, well-defined covenants, and regular reporting from day one.
Strict and enforceable covenants
No decorative covenants. Protective clauses designed to be triggered when necessary, with enforcement mechanisms defined at the structuring stage.
Geographic Criteria A-B
The assets backing the loans must be located in markets with genuine liquidity. A-B geographic criteria that ensure the ability to enforce the collateral if necessary.
Demonstrable ability to repay
Cash flow analysis, stress tests under adverse scenarios, and validation of repayment capacity prior to committing capital. Proprietary rating system using a three-letter methodology.
Active monitoring throughout the life of the loan
Monthly reporting with operational and financial KPIs. Periodic collateral audits. Early-warning alerts integrated into the control system. Management does not end when the transaction is signed - it begins.
